The challenge
Creating a cohesive, future-fit new campus
The University of Leicester wanted to create a new, cohesive business school campus, bringing together its Department of Economics and School of Management, and increasing teaching, support and social spaces.
Faced with a disparate group of historic properties, low-quality Victorian buildings and unsympathetic mid-20th century additions, the challenge for Pulse Consult’s education construction consultants was to assess, remove, restore and refurbish – creating an accessible, joined-up campus with a new-build centrepiece.
At the same time, we had to keep the campus operational, work entirely within a conservation area and rise to the challenges of the coronavirus pandemic.

The role we played
Pulse Consult led the restoration of historic Brookfield House, navigating unexpected discoveries to give this beautiful property the refurbishment it deserved. At the same time, we managed the extensive demolition of unsuitable buildings and the creation and integration of new buildings and spaces.
This was a complex project, so we increased our stakeholder management throughout. This included producing animations and VR so the client could clearly see design intentions – and keeping the project on track when the design team was replaced part way through.
Our education construction consultants also collaborated with stakeholders to overcome the challenges of working on a live campus during the pandemic. This included scheduling out-of-hours work, creating site access paths and establishing temporary traffic lights.

The results
Today, Brookfield School of Business is a flowing, flexible, award-winning campus, fit for the future. At its heart, the restored Brookfield House meets a stunning new-build centrepiece, providing an outstanding learning environment with a strong identity and visual connectivity.
It includes an oval, Harvard-style 170-seat lecture theatre, the Bloomberg Trading Room, a café, student support centre, teaching spaces and academic offices. Each of these is tied together with social learning spaces, communal hubs and thoughtful landscaping, including level access right across campus, improving accessibility for all.
Pulse have been a valuable extension of our Estates team… a strong management approach to getting results whilst balancing the need for stakeholder engagement and detail in cost planning schemes.
