The challenge
Sparking new growth with a gateway hotel
Oxford Technology Park Ltd wanted to develop an attractive new business location in Kidlington, on the outskirts of Oxford, and were looking to build a Premier Inn hotel and Beefeater restaurant as gateway projects to draw other organisations to the £65m site.
The hotel and restaurant were the first buildings the client had commissioned, on a brand new site, with a tight budget, and they were finding it difficult to secure a construction consultancy to support them through the project. So they turned to Pulse Consult.
The role we played
As an experienced team with real expertise in hotel construction, we rose to the challenge, stepping in where others wouldn’t, with a plan to make it possible.
The client wanted to use a non-standard form of procurement and contract administration, so our team used management contracting rather than the more traditional design and build route – enabling us to bring the project in for less.
We recommended using a traditional steel frame construction for the hotel, where others were pushing for a steel framing system or timber frame. This gave it future flexibility, so it can easily be repurposed once the current lease expires.
Our construction consultants kept the project moving, even when the management contractor went into administration, just a day after practical completion. We stepped in and managed teams through to close out, making sure snagging and latent defect works were complete, and handing over to Whitbread.

The results
With our end-to-end support, the Oxford Technology Park team gained a gateway 101-room hotel and restaurant for their new park, on a tight budget.
It’s proven to be a key project for the site, acting as a financial catalyst, attracting a whole range of organisations including Oxford Ionics and Beefeater, and driving the successful progression of one of Oxford’s premier business parks.
