Securing planning on a sensitive site
Our client, McLaren Property, is a leading UK developer with an outstanding track record for delivering purpose-built student accommodation. They’ve an impressive £4.8bn pipeline, across 41 sites, and at Myrtle Street in Liverpool, they’re working on their next development.
They’re planning a state-of-the-art new, 242-bed student residence, complete with courtyard, art installation, gym, private dining and cinema space. Thanks to our residential construction experience, we’re delighted to be helping them drive the project forward.

The role we’re playing
We’re using our quantity surveying and employer’s agent expertise to help the project team navigate several key challenges created by factors beyond their control. The most crucial of these has been securing planning approval on a sensitive site in a conservation area, from an under-resourced local authority.
Due to the capacity of the planning department, approval was delayed, pushing the project back by 12 months – during which time construction costs escalated. However, our cost consultants have led the team to find significant savings by exploring innovative construction techniques, including off-site manufacturing, lightweight frames and façade panel systems.

The results
We’ve now secured planning approval for the development, with work due to begin on site imminently. It’s taken a driven, organised approach to keep the team on track against an ambitious programme, tight timescale and tough planning environment, but we’ve been consistently on hand to solve problems with surveys, designs and scheduling.
Once this residential construction project is complete, it will become a highly inclusive, accessible home for hundreds of students studying in Liverpool. As an attractive new piece of public realm, with improved road crossings, it will also bring benefits to the local community. And we’ll be working closely with McLaren, every step of the way.
