The challenge
Bringing viability to a much-needed scheme
In Harrow & Wealdstone, Origin Housing wanted to develop high-quality affordable homes for local residents on a site currently occupied by disused industrial and commercial premises. It was a challenging urban regeneration opportunity, demolishing redundant buildings to create much-needed new homes, pedestrian spaces and public realm.
The role we played
Origin brought Pulse Consult on board to provide construction project management, employer’s agent and quantity surveyor services. From the outset, this residential construction project faced significant viability challenges so, led by one of our directors, our construction consultancy team drove a market solution to make the scheme possible.
We supported Origin in buying a second site, adjacent to the first, where they could add additional homes to make the scheme more viable. With this in place, we drove the design team to develop an efficient, compliant scheme, including carefully designing around the flyover which ran through the centre of the site.
We pursued a number of contracting partners, selecting and working closely with HG Construction and a number of key supply chain partners to engineer the scheme and move it forward efficiently. This close collaboration was essential in delivering a robust development, reducing cost, and working through the pandemic.
The results
The project was delivered on time, on budget, creating 188 light, bright, affordable homes. Two tall towers (14 and 16 storeys) and two smaller towers (5 and 3 storeys) provide a mix of rented and shared-ownership properties with underground parking. They’re set in attractive landscaping, with play spaces and commercial units providing local amenities.
A focus on connectivity between the buildings has created safe, welcoming public spaces, with a lively daytime street scene and a strong neighbourhood feel. Carefully chosen natural materials give the development a high-quality finish, promoting longevity and a sense of worth, while solar panels and biodiverse roofing add to the site’s sustainability.
We employed a ‘moving-in mate’ to visit new residents, help them get comfortable with the technology in their homes and carry out small DIY jobs, and feedback has been very positive. Thanks to an innovative residential construction approach, the project was delivered for under £2,600 per m2, demonstrating excellent value for money for the client.
