The challenge
Bringing a tough project back on track
Southern Housing Group had commissioned a large-scale redevelopment of the former Britannia Music site on Roden Road in Ilford, London. A complex, multi-contract residential construction project featuring 148 units in two 8-storey blocks, it involved three different tenures, each with their own commercial deadlines.
By the time the residential scheme reached the construction phase, it had run into significant programme issues and was running severely behind schedule, with little chance of meeting any of its commercial deadlines. There was increasing pressure to get the project complete, but a clear strategy was needed for overcoming problems and getting work back on track.
The role we played
The client brought in Pulse Consult because of our extensive residential construction experience. We assigned a development manager to review and deal with performance and programme issues, while managing the project’s mixed completion dates.
Following a full review of the project’s status against its original programme, we discovered a disjointed approach to the completion of different areas. We developed a focused plan for getting these complete, and secured the buy-in of the whole project team so this could be achieved, and work could move on.
We then set out a realistic delivery programme for the rest of the scheme, made sure everyone agreed and adhered to it, and micro-managed the remaining work right through to the finishing phase. Throughout, we drove home a strong message of expectation, worked closely with the contractor’s site team and provided technical and practical support.

The results
With the support and leadership of our residential construction consultants, the wider project team pulled together, working collaboratively to bring the programme back on schedule.
As a result, the challenging scheme was delivered on time, to a high standard. There was a successful, structured handover of the finished properties – Atkins House and Benjamin House – on the agreed date and the client was delighted with the role we’d played in making that possible.
