James O'Keeffe

James is a chartered surveyor with over 25 years’ experience in project management, quantity surveying and cost management. While he’s predominantly worked in construction consultancy, he’s also worked client side – an experience that ultimately led to him founding his own business, Emerald, which merged with Pulse in 2020.

James has worked across many sectors, including higher education, residential, automotive and retail. However, his particular specialism is hotels and leisure, where he’s established an exceptional reputation for delivering high quality UK hotel space.

It’s a far-reaching sector and James has delivered a wide range of new-build projects, from hotels (both budget and full service) to spas and pub restaurants. He’s also led a diverse mix of extension, refurbishment and maintenance projects, providing quantity surveying, project management, tenants’ agent, acquisition, due diligence and contract administration services.

Every step of the way, James is proud to have built strong, trusted relationships. In fact, some of his clients have been with him for over 15 years and, as their careers have taken them into new organisations, they’ve brought James’s expertise along too, choosing him for project after project thanks to his professional, supportive approach.
