The challenge
Evolving an iconic Scottish theatre
Pitlochry Festival Theatre is Scotland’s ‘theatre in the hills’, occupying a special place in the hills of Perthshire and the hearts of theatre goers and artists, seven decades after it opened.
The theatre launched its transformative VISION capital project as a continuous evolution that would enable Pitlochry to develop its indoor and outdoor spaces. The goal was to underpin its commitment to its audiences and artists, the wider community and the environment.
The role we played
At Pulse Consult, we’ve built a strong track record in arts, heritage and cultural construction projects, so we’re delighted to be supporting Pitlochry in delivering its ambitious VISION project, designed by Suzie Bridges Architects. Our specialist construction consultants are providing project management, cost management and contract administration.
Around 90% of the budget has been secured through the Scottish government’s Tay Cities Regional Deal and support from individuals, trusts and foundations. We’re delivering the project in a way that responds to this funding model and allows the theatre to stay open.
This includes the decision – taken during lockdown – to break up the complex programme of work into three distinct phases: Accessibility, Sustainability and Experience. The first two have already been successfully completed, on time and on budget.

The result
The Accessibility phase transformed the foyer into a bright, accessible space. It also created a flexible new 172-seat studio theatre for showcasing new writing and touring productions – supporting the theatre’s vision of bringing Pitlochry to the world, and the world to Pitlochry.
The Sustainability phase featured two major upgrades reflecting the theatre’s commitment to environmental sustainability – replacing glass curtain walls overlooking the river and refurbishing the roof and air systems. Both have improved energy efficiency and helped Pitlochry move towards its goal of being Scotland’s first net-zero theatre by 2035.
The final phase, Experience, begins in January 2025. It will include restoring the main auditorium and stage infrastructure, and bringing together theatre-making, rehearsing and performing to make Pitlochry the largest powerhouse for theatre in Scotland. We’ll also be upgrading visitor facilities and radically re-imagining hospitality and retail – elevating the visitor experience and making the theatre a cultural destination of choice.
